Buying property overseas can be more complicated than buying at home however Prestige Property Europe will take all the stress out of this complex process for you and manage the process from the start to completion, saving you time, money and hassle. We only work with preferred Partners from Portuguese & Greek banks, Lawyers, Notary’s and Currency exchange companies that have been sourced over the years to offer the safest service that we and our clients can trust.

Portugal – there can be up to 8-10% fees to be aware of dependant on your property purchase price.
Greece – there can be up to 10-15% fees to be aware of dependant on your property purchase price.
Fees & Taxes to your property purchase will be made clear throughout the process so there are financial surprises.

Buying property off-plan is just as safe as buying an existing build, and sometimes easier as all licences are readily in place as the construction progresses. There are much stricter rules for Development builds compared to years ago where many deposits were taken and no buildings created.
The same legal rules apply throughout the purchase process so you are legally protected along the way.

A land-building project requires more contact and maintenance which can be difficult to manage when overseas, however Prestige Property Europe can offer our Project Management service to ensure all steps of the project are being completed as/when scheduled with regular contact made with the Architects, Planners and Builders.

Due Diligence is the process of evaluating a property before it is purchased. Through this process, the potential Investor seeks to understand the properties true value and any forseeable risks that may arise from the purchase – Prestige Property Europe will oversee this process on your behalf.

A Notary differs from an Independent Solicitor in the sense that a Notary is essentially a ‘middleman’ to oversee the financial transaction.

A Condominium is a large property complex that is divided and sold in individual units compared to a single owned dwelling. Ownership within a Condominium includes partial ownership of ‘common spaces’ eg. gardens, pool etc which will have rules, regulations and maintenance fees applicable to them that property owners will need to share and take responsibility for.

In both Portugal & Greece, pre-school is optional for children ages 3-5 years before compulsory education for school ages 6-18 years. There are a mix of State and Private schools, just like in the UK but it is worth noting that most State schools will teach their core curriculum in the local language (Portuguese/Greek) so an early integration in the language would be much easier for children to adapt to.

Alternatively there are a selection of highly recognised International schools across both countries who teach in many languages that may be easier for children to become bilingual – usually an inexpensive option compared to private schooling in the UK.
Following Secondary Education, Higher Education is available for those wishing to attend University and lifelong learning is also available for adults.

Portugal’s healthcare system is similar to the UK NHS system – the Servico Nacional de Saude (SNS). To gain free healthcare, you will need to obtain a user card when you are granted residency which allows you inclusive health / dental care and medication charges.
Greece operates a National Health System (ESY), which aims to ensure free and equitable access to quality health services for all citizens and residents.
The system is made up of a mix of public and private health service providers, which are broadly divided into primary, secondary and tertiary tiers of service delivery.

Private healthcare however, is worth considering, as in the UK to speed up waiting times, and most Medical professionals will speak fluent English.
