• a total area of 41sqm with permission for a 24sqm swimming pool.
• It consists of a two-storey house, ground and first floor connected by an internal staircase.
• The area of the ground floor is 25sqm and the first floor is 15sqm.

Building 2 (under construction – concrete phase)

• is a two-storey house with a total area of 89sqm, ground floor and first floor connected by an internal staircase.
• The area of the ground floor is 59sqm and the 1st floor is 30sqm.
• It has a ground floor storage area of 71sqm. capable of housing necessary functions – W.C, washing    machine, dryer for the needs of the residence.
• The building is self-contained with its own water heater, washing machine, washing machine,                laundry, washing machine, dryer, laundry room and dryer.
• The building is self-contained with its own independent surrounding area where there is a 26sqm.      swimming pool under construction (concrete).
• An independent parking space for two vehicles has been provided, which is integrated into the              construction based on the architectural plans.

Building 3 (completed)

• has a total area of 110sqm and is built of stone containing two independent uses:
• An independent space (ground floor) of 25sqm including a bathroom – kitchen, also the ground floor  has an additional 40sqm with the possibility of being used as the main space.
• Above the ground floor there is a maisonette with a ground floor area of 27sqm consisting of a              kitchen, bathroom, connection with an internal staircase,
• Floor area of 18sqm consists of a bedroom and bathroom.
• The building is self-contained with its own independent surrounding area in which there is a                 swimming pool of 26sqm under construction (concrete).
• An independent parking space for two vehicles has been provided, which is integrated into the              construction based on the architectural plans.

The building is constructed with high quality materials.

For all 3 buildings an architectural and structural study was made which foresees the masonry to be made of stone.

Location

This exclusive Villa is located in Agios Nikitas which is the only village at sea level on the West coast of Lefkas, with a small beach and several tavernas and bars, easily accessible by road from both the North and South of the island.
